What is Delta Grand?
Delta Grand is a private client advisory office in Dubai. We help clients make structured decisions across real estate, capital placement and selected investment opportunities in Dubai and the UAE. We work across two practices: Consulting (sourcing and structuring investment opportunities) and Real Estate (transaction support).
How is Delta Grand different from a real estate agency?
We start with the client's objective — their capital, timing, risk profile and long-term plans — not with a property. Real estate is one of the instruments we use, applied when it serves the client's objectives. Our work focuses on analysis, structure and coordination, rather than selling a fixed list of properties.
Who does Delta Grand work with?
We work primarily with private clients and investors evaluating significant capital and property decisions in Dubai and the UAE. Many clients return or come through referral. Each enquiry is reviewed individually and confidentially.
How do I start working with Delta Grand?

Does Delta Grand maintain confidentiality?

Can a foreigner buy property in Dubai?
Yes. Dubai has freehold areas where foreign nationals can purchase property in full ownership. Delta Grand helps clients understand the status of a property, the district, the developer and the transaction terms.
What is the difference between off-plan and secondary market?
Off-plan means buying property under construction directly from the developer, often with a staged payment plan. The secondary market means buying a completed property from a current owner. Each option has its own advantages, risks and payment terms. Delta Grand helps compare the scenarios against the client's objectives.
What documents are needed for a property transaction in Dubai?
The documents depend on the transaction type. For the secondary market, this typically includes Form F / MOU, Title Deed, passport and Emirates ID, and a developer NOC. For off-plan, it includes the SPA, booking documents and payment schedule. Delta Grand coordinates document preparation and review at every stage.
What is an NOC in a property sale?
An NOC (No Objection Certificate) is the developer's approval for the transfer of ownership. It confirms there are no outstanding charges on the property and that the developer consents to the transaction. Obtaining the NOC is a required step before registering the transfer at the Trustee Office.
What are a Title Deed and Oqood?
A Title Deed is the document confirming ownership of a completed property. An Oqood is the registration of ownership for a property still under construction (off-plan). The type of document depends on the stage of the property at the time of the transaction.
What costs are involved in buying property in Dubai?
Beyond the price of the property, a transaction typically includes the DLD registration fee, agency commission, Trustee Office fee, NOC fee and service charges. The exact costs depend on the property and transaction type. Delta Grand helps estimate the total cost in advance.
Does Delta Grand help with selling property?
Yes. For owners, we provide market valuation, develop a sale strategy, prepare the asset, negotiate with buyers and coordinate the transaction — from Form F / MOU through to transfer registration and settlement.
Does Delta Grand help with renting out property?
We assist owners with rental management: tenant search, lease coordination, renewals and rental process control. This is a service for owners; we do not provide tenant-side rental search.
Does buying property in Dubai grant a residence visa?
Purchasing property in the UAE may, under certain conditions, provide grounds for a residence visa. The conditions, thresholds and timelines depend on the property and current regulations, and they change over time. Delta Grand helps clients understand the general logic and, where needed, coordinates with specialists on visa matters.
Is there property tax in Dubai?
Dubai does not levy an annual property ownership tax in the form familiar in many countries. Transactions involve specific fees — for example, the DLD registration fee. The tax position depends on the ownership structure and individual circumstances, so for tax matters Delta Grand coordinates with qualified tax advisors.

What investment opportunities does Delta Grand consider?
Depending on the client's objectives, we may review real estate projects, operating businesses, hospitality and restaurant projects, franchises, startups, private investment opportunities, strategic partnerships and equity participation in operating companies. Each opportunity is reviewed individually.
How does Delta Grand source and review opportunities?
We clarify the client's objectives, search for suitable opportunities and, where required, involve specialists — lawyers, auditors, accountants, tax consultants and industry experts. The opportunity is presented in a structured format: logic, risks, counterparties, requirements and next steps.
Does Delta Grand guarantee investment returns?
No. Delta Grand does not present opportunities as guaranteed returns. Our purpose is to structure the information, clarify the risks and help the client make a considered decision. Any investment decision remains with the client.
Does Delta Grand manage the client's business after a transaction?
No. Delta Grand does not provide operational management of an acquired business. After the transaction, the client manages the asset directly or appoints a dedicated team. Where appropriate, Delta Grand may remain as advisor, coordinator or representative of the investor's interests.
Why do investors choose Dubai and the UAE?
Dubai offers wide access to real estate and business opportunities, combining developed infrastructure, clear transaction procedures and an international environment. The challenge is not access to opportunities, but their selection, structure and timing — which is where an advisor's role is useful.
Does Delta Grand replace a lawyer or tax advisor?
No. Delta Grand does not replace licensed legal, tax, financial or regulated investment advisors. Where required, we coordinate with qualified external specialists within the scope of our activities.
